Property owners James Crosser and Pamela Lamont requested to convey the property identified as Broward County Property Appraiser folio 484224070380 located at 124 S Dixie Highway, Pompano Beach, FL 33060 to the City in exchange for the release of two (2) Nuisance Abatement liens resulting from cases 130110 and 152756 which totaled $523.33 as of October 29, 2018 per the attached lien search included as backup for this item. The property was in collections with the City and was referred to the Real Property Manager to assist with the conveyance to the City at the request of the property owners.
The property is a 1,673 square foot vacant lot zoned B-4 at the intersection of South Dixie Highway and SW 1st Court coded as right-of-way on BCPA as shown on the attached BCPA information and aerial. The property is a non-conforming lot due to the lot size and is undevelopable. This property is one of four (4) properties along the west side of Dixie Highway between SW 1st Court and Atlantic Boulevard the City is working on acquiring shown as #1 on the map included as backup for this item.
The City’s database and recent inspections indicate this property is now in compliance. The property owners have executed the attached quit claim deeds to convey the property to the City. Broward County Property Appraiser records indicate the property is currently valued at $850. All encumbrances recorded against the property have been resolved other than the City lien which will be released after the City formally accepts the conveyance of the property and the taxes owed to Broward County which total $488.90 as shown on attached the detailed tax bill history.
The City intends to use the property as right-of-way.
