-The property is platted (Paramount Park Plat; ORB 183 Pg 373). The plat restricts the development to 70,000 square feet of industrial use. The site plan table indicates the proposed development will not exceed 1,000 square feet.
-Land use for this parcel is Industrial, the zoning is I-1 (General Industrial). A Truck Terminal (as noted on the site plan) is listed as permitted uses in this zoning district.
-The city has sufficient capacity to accommodate the proposal.
-The property is accessed from NW 18th Street. NW 18th Street and NW 15th Avenue are within non-residential zoning districts, not specifically listed in the Trafficways Plan or Code of Ordinances (100.01 Minimum right-of-way). The 60 feet is illustrated on the survey on NW 15th Avenue, and there seems to be sufficient width along NW 18th Street the survey includes a measurement of only 55 feet to the property line prior to a dedication. Please have the survey corrected to show the correct width of this right-of-way.
-The property does not abut any right-of-way identified on the Broward County Trafficways Plan.
