Summary Explanation/Background:

On October 25, 2023, staff presented the Live Local Act related zoning code text amendments to the Planning & Zoning Board. Section 155.2309 states a 6-month Zoning in Progress period can be established after the Planning and Zoning Board has held its initial public hearing on any text amendment or zoning district change. The six month Zoning in Progress period may be extended, for up to an additional three months by resolution of the City Commission. Since the October 25, 2023 P&Z hearing, staff has been coordinating with the City Attorney’s office and the State Legislature has approved amendments to the Live Local Act via 2024 HB 1239/SB 328 which to date have not been signed into law by the Governor.  These issues may cause the code amendments reviewed in October to be revised before adoption and after expiration of the Zoning in Progress for the current version of the code revisions. In accordance with Section 155.2309, staff is requesting a resolution to extend the Zoning in Progress period for an additional three months.
