Carla Lopez, of Strategic D.E.T. Consultants, on behalf of West Atlantic, LLC, is requesting a plat approval for the subject property located on the northwest corner of Atlantic Blvd. and N. Andrews Avenue. The site area includes 8.6 acres and currently has two warehouse structures on it totaling 70,383-square feet, which will be demolished. The proposed plat will restrict the property to a maximum of 178,000 square feet of warehouse use. The developer plans to build a new 176,408 square-foot warehouse building. A Site Plan was approved on January 24, 2024 (see attached D.O. 23-12000007). This proposed plat was unanimously recommended for approval at the February 28 P&Z meeting, with four conditions required prior to City Commission (see attached Minutes and P&Z Memo 24-005). The four conditions have been met. Staff recommends approval.
